That is the fork, and most people know which side they are on within a sentence of reading it. What follows is the detail behind each factor, because the decision usually turns on one of them rather than on an overall score, and it is worth finding out which one is yours.
Kiuas is the Finnish word for a sauna stove. Space and permanence

Australian cabins with stone stoves state 85 to 90°C with a 110°C ceiling. A portable dry-heat unit states 85°C. Both sit inside the 80 to 100°C band the Finnish Sauna Society recommends, so this is not a case of one reaching real sauna heat and the other approximating it.
What differs is the stones. Ten to twenty kilograms of hot rock does two things a bare element cannot. It buffers the temperature, so the room recovers within a minute when the door opens rather than rebuilding from the element. And it gives you löyly: ladle water on and humidity spikes for half a minute, evaporative cooling stops working, and the same 85°C air feels suddenly ferocious.

Install and electrics
This is the factor that decides more purchases than anything except capacity, and it is the one most often discovered after the deposit.
A traditional cabin stove draws well beyond what a power point supplies, so it needs a hardwired dedicated circuit installed by a licensed electrician. Verified requirements from September 2026 listings: Kiva's Reset 4-person specifies 25 A, their Ritual outdoor cabins 25 to 30 A, and Revel's Solaris 4-person 32 A. Cost of ownership
Purchase price is the obvious half. Revel's Kuusi 2-person is listed from $3,747 and Kiva's Reset 2-person at $4,495 reduced from $5,995; outdoor cabins start around $6,995 and Revel's Eden 4-person barrel from $6,997 (September 2026). A portable is $1,195.
Running cost runs the same direction. A 6 kW cabin over a 75-minute session uses about 7.5 kWh, which is $3.28 in South Australia at 43.7 c/kWh (Canstar Blue, May 2026). A 1500 W portable over 55 minutes uses about 1.38 kWh, or 60 cents. At three sessions a week for a year that is roughly $511 against $94.
Add the electrician to the cabin side once, and the gap over five years is real. It is also not the argument against a cabin, because the cabin is doing more: heating a room, seating two people, holding temperature through door openings. Cost per person halves the moment two of you use it.

Moving house, and what happens to the money
An indoor kit cabin can be dismantled and rebuilt, but it is a job, the heater needs disconnecting and reconnecting by an electrician at both ends, and panels do not always survive. An outdoor cabin or barrel on a pad is realistically staying.
A portable goes in the car. That is not a small thing for anyone in their twenties or thirties in an Australian rental market where three years in one place is a long tenancy.
On resale, I would be cautious about either. There is a secondhand market for cabins and heaters on Gumtree and Facebook Marketplace, and used units do sell, but buyers discount heavily for anything with an unknown electrical history. The case I see people get wrong
Buying a portable as a stepping stone to a cabin, intending to upgrade in a year. That works if the portable genuinely suits your living situation now. It works badly as a compromise for someone who has the space, the wiring and a partner who wants to use it too, because they end up spending $1,195 on a format that was never going to satisfy them and still buying the cabin.
The reverse mistake is rarer but worse: buying a cabin for a rental on the assumption the landlord will allow the circuit. Get that in writing first.
